Eden Pacific (NZ) Ltd will carry out a thorough inspection of your property and provide you with a fair and honest comprehensive written report, complete with photographs.
Our inspection report can present your home ideally by identifying any areas of concern, we will offer recommendations which can be attended to before they become an issue and delay the selling process. This will help you to obtain the home's maximum price.
Our completed report will be emailed to you directly and we also include a hardcopy which is a nicely bound document which can be presented during open homes should you wish to share with your potential purchasers.
The report is fully comprehensive and 'to the point', in plain, easy to understand terms. It is not a tick box report, it is relevant to the home being inspected.
The thorough inspection usually takes between one - two hours on-site. However, we allow a maximum two hour slot in the diary for our standard Pre-Sale Inspections. It is perfectly fine for you to be present at the time of inspection and we also offer the inspector's contact details should you wish to discuss any of the contents of the report/findings.
We are also happy to offer a prompt payment discount for same day payment for our pre sale inspections.
Payments can be arranged easily via direct credit or cheque – please note we do not accept credit card payment.
We can also offer Thermal Imaging to our Standard Pre Sale Inspection if requested as an additional service. Please see our payment options and enquire if this would be recommended for your inspection.
Eden Pacific (NZ) Ltd’s consultants have been involved with 'leaky buildings' for a number of years and are fully aware of all the issues and indicative signs that a leaky home presents. We have the latest moisture detection equipment allowing us to gauge the moisture content of the framing and establish the performance of the cladding.
If you do not require a written report but would like a verbal inspection and overview for peace of mind we can arrange this at a discounted rate.
This thorough inspection is visual (at this stage no destructive or intrusive testing takes place). Eden Pacific Building Consultants can provide indicative moisture testing which, based on the results, would lead to a recommendation that further in-depth testing be carried out.
Please note that our inspections do not include the inspection of any minor dwellings etc on the property. However, it does include the associated garage. If minor dwelling inspections are required as well as the main dwelling this can be arranged as an additional (time and price); please ensure this is mentioned on booking.

Before you put your house on the market, you may want to seriously consider the benefits of having it inspected (Pre Sale Inspection) by Eden Pacific.
Just as a purchaser’s inspection is for the buyer’s peace of mind, the pre-sale home inspection is for the seller’s peace of mind. A pre-sale home inspection can provide the seller with a list of key items likely to be revealed by the buyer’s home inspection and give them time to find acceptable and affordable remedies to them prior to showing, in short, it gives the seller a glimpse into the future of the sale.
Without a doubt, this is the best time for a home inspection for all involved. All too often, a home inspection is performed as a final contingency of a sale with little time to absorb its impact. Any reported deficiencies at this time of high emotional stress can easily be blown out of proportion causing an over reaction and possibly the loss of the deal.
People are far more receptive to such deficiencies when they are disclosed to them up front, perhaps while they are viewing the home for the first time. The additional benefits to a seller are having the opportunity to rectify any issues prior to sale, undertake necessary maintenance, fewer renegotiations, less surprises, a better selling price, less likely litigation for improper disclosure and an increased chance that a deal will close.
Having a pre-sale inspection given to a buyer does not remove the buyer's responsibility to perform their own due diligence and have their own inspection of the property.
Remember that first impressions count; even minor maintenance improvements can enhance a home’s appearance and marketability, such as: keeping the lawns mown, trimming trees and shrubs which touch or overhang the house; giving the house and fences a wash, cleaning spouting of debris and leaves (Fineline Painters can assist with this); repairing or replacing cracked or broken downpipes etc to ensure proper drainage.
Very simple steps can be taken with the interior i.e. tightening loose door knobs, replacing broken panes of glass, keeping the interior neutral to appeal to all tastes and simply removing any interior clutter to give a sense of space.
